Planning

  • Identification of end-user facility needs (current and future), project design criteria and objectives
  • Development of facility spatial relationships, space requirements and site needs
  • Development of comprehensive site plan and overall site analysis studies
  • Evaluation of various indicators (economic, regulatory, environmental, etc.) and end-user requirements to determine viability and identify critical criteria of proposed project
  • Evaluation and documentation of existing site conditions to determine potential and greatest land use
  • Investigation of proposed sites and parcels, analysis of site advantages and limitations
  • Development of area plans showing potential building placement, site circulation and basic site amenities

Architecture

  • Evaluation and validation of Owner’s building program
  • Exploration of design solutions and generation of schematic design drawings (floor plans and exterior elevations) from Owner’s program
  • Investigation and selection of building systems and materials
  • Coordination with subconsultants and jurisdictional approval agencies
  • Development of “real-life appearance” 3D drawings and/or scale representations
  • Generation of final contract document drawings and specifications for project permitting and construction
  • Layout and specification of plantings, grasses, walkways, seating/gathering areas, outdoor art and amenities
  • Assist Owner in identifying and selecting qualified General Contractors
  • Distribution of bid documents and response to bidder inquiries
  • Receipt, examination and summary of Contractor bids
  • Construction costs negotiation and pricing with selected General Contractor
  • Value engineering as required to meet project budget (optional)
  • Preparation of the Owner-Contractor agreement
  • Periodic observation of construction progress
  • Review and processing of Contractor’s Application for Payment
  • Review of shop drawings and submittals
  • Final walk-through and observation for substantial completion

Interior Architecture

  • Development of interior spatial relationships, adjacencies and circulation flow
  • Development of preliminary furniture and equipment layouts
  • Development of design and construction drawings for the interior building envelope
  • Development of interior detailing and custom millwork
  • Research and analysis of finish products
  • Selection of colors, materials and finishes
  • Development of interior lighting layout with fixture types
  • Specification and selection of specialty lighting fixtures and engineering coordination of types
  • Specification and selection of furniture, fixtures and equipment
  • Coordination of furniture and/or equipment with Owner’s selected vendor(s)
  • Assistance with coordination of audio-visual equipment and installation
