- Evaluation and documentation of existing site conditions to determine potential and greatest land use
- Investigation of proposed sites and parcels, analysis of site advantages and limitations
- Development of area plans showing potential building placement, site circulation and basic site amenities

Architectural Design
- Evaluation and validation of Owner’s building program
- Exploration of design solutions and generation of schematic design drawings (floor plans and exterior elevations) from Owner’s program
- Investigation and selection of building systems and materials
- Coordination with subconsultants and jurisdictional approval agencies
Architectural Renderings/Models
- Development of “real-life appearance” 3D drawings and/or scale representations
Construction Documents
- Generation of final contract document drawings and specifications for project permitting and construction
Landscape Design
- Layout and specification of plantings, grasses, walkways, seating/gathering areas, outdoor art and amenities
Bidding & Negotiation Coordination
- Assist Owner in identifying and selecting qualified General Contractors
- Distribution of bid documents and response to bidder inquiries
- Receipt, examination and summary of Contractor bids
- Construction costs negotiation and pricing with selected General Contractor
- Value engineering as required to meet project budget (optional)
- Preparation of the Owner-Contractor agreement
Construction Administration
- Periodic observation of construction progress
- Review and processing of Contractor’s Application for Payment
- Review of shop drawings and submittals
- Final walk-through and observation for substantial completion

- Development of interior spatial relationships, adjacencies and circulation flow
- Development of preliminary furniture and equipment layouts
